10/27/16 Planning Commission Meeting
The Lower Moreland Township Planning Commission will be meeting on Thursday, October 27, 2016 in the Community Room (above the Huntingdon Valley Library) located at 625 Red Lion Road, Huntingdon Valley, PA beginning at 7:00 p.m. The following applications will be reviewed:
- SD 16-02: 1400 Byberry Road- a preliminary plan application has been submitted by Toll Brothers proposing 60 single family dwelling units.
- ZA 15-04: Philmont Avenue & Tomlinson Road- the applicant, BT Philmont, L.P., has drafted a zoning text amendment that would create a conditional new use called multimodal development in the Transit Oriented Development Overlay (O-TOD) Zoning District.
A copy of the plan and zoning text amendment are available for public inspection at the Township Administration Building during normal business hours. Open Space Referendum
This November, Lower Moreland Township voters will be asked if preserving open space is worth a one quarter of a one percent increase in their Earned Income Tax. With the Township unable to fund the purchase of open space, the Board of Commissioners is posing this ballot question to tax payers to see if the general public has interest. The ballot question will read:
"Do you favor the imposition of an additional Earned Income Tax at the rate of .250% by Lower Moreland Township to be used for financing the acquisition of open space, recreation, park and/or historical lands; for the purpose of developing, improving, designing and maintaining such open space land?"
Update: Sketch Plan Review for 94 Byberry Road
The Lower Moreland Township Board of Commissioners will be meeting on Tuesday, September 13, 2016 in the Community Room (above the Huntingdon Valley Library) located at 625 Red Lion Road, Huntingdon Valley, PA beginning at 7:00 p.m. The following application will be reviewed:
SD 16-03: 94 Byberry Road- a sketch plan application was submitted by the Pennington Group for the development of 20 townhomes.
According to the Lower Moreland Township Code of Ordinances, the sketch plan process affords the opportunity to provide informal guidance to the applicant from staff consultants, Planning Commission and the Board of Commissioners. Plans are neither approved nor denied at this stage.

Zika Virus: Risk Reduction Guidance
The Pennsylvania Department of Health has released a health advisory to provide the public with current recommendations to reduce the risk of locally-transmitted Zika virus infections. Click here to read the advisory.
County Line Road PennDOT Lane Changes
In an effort to calm traffic speeds and enhance safety, PennDOT is currently in the process of modifying the traffic pattern on County Line Road between Buck Road and Bustleton Avenue. County Line Road will be reduced from four travel lanes to two travel lanes with a center turning lane.
Lower Moreland Township was informed of the new lane configuration only after the the paving project was underway. It was not a party to any prior discussion with PennDOT on that decision. After learning of the decision a few weeks back, our traffic engineers made recommendations for timing the lights and shared other concerns with PennDOT regarding turn lanes. To our knowledge, none of the recommendations have been incorporated to date and should have been done prior to, or in conjunction with, any painting of new travel lanes. Our police are working to mitigate some of the problems with the new lanes and we have made contact with PennDOT for the remaining work. TMDL Strategy for Southampton Creek Watershed
The Total Maximum Daily Load (TMDL) Strategy for the Southampton Creek Watershed is available for review at the Township Administration Building or can be found here.The strategy describes proposed measures to be taken to address impaired surface waters within the Township. Any comments regarding the strategy should be addressed in writing to Lower Moreland Township by April 25, 2016.
Montgomery County Recycling Events
Montgomery County is hosting several recycling events this year for household hazardous waste, paper shredding and tire collection. More information can be found at http://www.montcopa.org/index.aspx?NID=705 .
Lower Moreland E-Waste Collection
Red Lion Road Grade Crossing Resurfacing
SEPTA will be resurfacing the Red Lion Road grade crossing beginning at 9:00 a.m. on Monday, October 3, 2016 until 7:00 p.m. on Friday, October 7, 2016. In order to facillate construction, Red Lion Road will be closed to all vehicular traffic at the railroad crossing. Details about detours can be found here.
